Can you move the sink and the washing machine?

Yes, though it is the change that costs the most, because the waste run has to fall correctly. On the same wall it is usually straightforward; across the room it is awkward. We will price both.

Does the extractor have to go outside?

It does not have to, but it should. A recirculating hood returns filtered air to the room, so the smells stay with you. If an outside wall is reachable, use it.

Will I get certificates for the electrics?

Yes. Kitchen electrical work is notifiable and you get the certificate. It matters more than people think — a buyer’s solicitor will ask for it.
